Rental Process

Rental Process

We take considerable pride in providing high quality housing for our residents. We comply with all applicable laws, including Fair Housing, and prohibit discrimination based on race, religion, color, creed, sex, marital status, age, national origin, or any other consideration made unlawful by federal, state, or local laws.

The Rental Process is as follows:

Each adult who will occupy the property must submit a Rental Application.
The application fee is $35 per applicant.
The following items will need to be included with the Rental Application:
  Copy of valid driver's license or other identification
  Copy of valid social security card
  Copy of two most recent pay stubs for income verification. If you are self employed please include your two most recent tax returns and two most recent bank statements.
  A letter of reference from a previous landlord, if available

Qualifications for rental applicants are as follows:

Employment and Income - must have at least six months history or a verifiable employment source. Applicants must earn at least three times the monthly rent.
Rental History - You must have a satisfactory rental reference prior to the date of application. Any unresolved debts or evictions with a previous landlord are cause for denial.
Criminal - we conduct criminal background checks on each applicant and reserve the right to decline applications based on any criminal activity reported.
Credit History - We perform a review of your credit history and reserve the right to deny the application if credit is not currently satisfactory. A bankruptcy does not automatically reject your application.
